1. About this policy
This Cookie Policy explains how BEMSB ("we", "us", or "our") uses cookies and similar technologies on bemsb.com. It should be read together with our Privacy policy, which describes how we handle personal information more generally.
2. What are cookies?
Cookies are small text files placed on your device when you visit a website. Similar technologies such as local storage serve comparable purposes. We group these technologies into three categories: essential technologies required for the site to function, technologies loaded only when you ask for them by clicking a specific button, and non-essential technologies (analytics, live chat, and embedded maps) that load only after you give consent.
3. Consent
When you first visit our site, a banner lets you accept all cookies or reject non-essential ones. Essential technologies are always active because the site cannot work without them. Non-essential technologies stay blocked until you consent. We do not use cookies for targeted advertising, and we never sell the data these technologies collect.
Your choice does not last forever. We ask you again every 6 months, and sooner if we make a material change to this policy, so that your consent stays current.
Our record of your consent
To be able to demonstrate that consent was properly obtained, we keep a short record each time you make a choice on the banner. That record contains:
- the choice itself (accept or reject non-essential);
- the date and time of the choice, and the version of this policy it applied to;
- the page you were on when you made it;
- your browser's user-agent string;
- a salted, irreversible hash derived from your IP address. We never store the IP address itself; the hash only lets us tell one record apart from another and locate yours if you ask us to delete it.
These records are held for 24 months and then deleted. They are stored with Upstash, Inc. (United States) and are used for no purpose other than proving compliance. You can ask us to delete your record at any time by writing to admin@bemsb.com.

Loaded only when you ask for them
These technologies are not required for the site to work and are not covered by the banner, because nothing is loaded until you actively request the feature. Clicking the button is your consent for that visit.

5. Managing your preferences
You can change or withdraw your consent at any time by opening Cookie settings (also linked in the site footer). Choosing Reject non-essential stops analytics, live chat, and map cookies from loading. You can also delete cookies through your browser settings; doing so may affect how some parts of the site work.
Google also offers its own Google Analytics opt-out browser add-on, which blocks Google Analytics on every website you visit. The other providers listed above do not offer a separate opt-out form for this site; the banner and Cookie settings are how you opt out of them.
If your browser sends a Do Not Track signal, we do not load analytics at all, regardless of the choice recorded on the banner.
6. Where your data goes
All of the providers listed above are located in the United States, so cookie and usage data associated with these technologies is processed outside Canada and outside the European Economic Area. Section 9 of our Privacy policy explains the safeguards we rely on for these transfers, including Standard Contractual Clauses where no adequacy decision applies.
7. Changes to this policy
We may update this Cookie Policy as our site or the services we use change. When we make material changes, we update the "Last updated" date above and ask you to renew your consent.
